Premium Polyurea System · 1-Day Install
Garage Floor Coatings
A premium polyurea floor system installed in a single day — stronger than epoxy, won't chip or peel under hot tires, and engineered to outlast the next garage you buy.

A Garage Floor That Outlasts the Garage
Bare concrete cracks, dusts, stains, and absorbs every drop of oil and solvent it touches. A premium polyurea coating seals the slab, flexes with the concrete instead of cracking with it, and gives the whole garage a clean, finished look you actually want to spend time in.
Our system is installed in a single day by a 2-person dedicated crew. Walk on it in 4–6 hours. Park on it in 24. Fully cured in 5–7 days. Engineered to handle hot tires, dropped tools, gas, oil, and harsh cleaners — without flaking, peeling, or yellowing.

Why Polyurea?
Polyurea vs. Epoxy
Most coatings competitors are still installing epoxy because it's cheaper. Here's why we don't.
We use a premium polyurea base coat with a UV-stable polyaspartic clear topcoat. Sherwin Williams is our trusted product partner.

Colors & Finishes
A wide range of looks — pick one that matches the garage.
Decorative chip blends in dozens of color combinations. Subtle neutrals for clean modern garages, bolder blues and earth tones for shop spaces, and high-contrast options for showroom-style installs. We bring samples to the in-home consultation so you can see them under your own lighting before you commit.
Our Process
From Bare Slab to Finished Floor — In One Day
A 2-person dedicated crew. Single-day install. Same process, every garage — no shortcuts.
Free In-Home Consultation
We come to you, measure the space, talk through color and finish options, and leave you with a clear written quote on the spot.
Floor Prep
Diamond-grind the entire concrete surface for maximum adhesion, then repair cracks and divots so the system bonds to a clean, sound substrate.
Base Coat
Apply a high-bond base coat that locks the system to the concrete — the foundation everything else rides on.
Color Chip Broadcast
Hand-broadcast decorative chips into the wet base coat for color, texture, and a custom look that hides the day-to-day wear.
Scrape & Clean
Once the base coat sets, scrape down loose chips and vacuum the floor for a smooth, even profile before the topcoat.
Polyaspartic Topcoat
Seal everything with a UV-stable polyaspartic clear coat — the layer that gives you the gloss, durability, and chemical resistance.

What Sets Us Apart
Not a Franchise. Not a Cold Start.
Most garage-floor competitors on the Central Coast are 2-to-5-year-old franchises or solo operators. We've been here since 1978.

48 years on the Central Coast
Founded by Chuck Winkles in 1978. New Life is already a household name on the Central Coast for painting and remodeling — garages are a natural extension of that 48-year reputation.
Family-owned, not a franchise
We don't pay royalties to a franchisor in another state. We answer to local homeowners — the same ones who hire us for painting and remodeling.
W-2 crew, not subcontractors
Our installers are our employees. Trained, accountable, here for the long haul — the same person installing your floor today is the one we'll send if you ever need a touch-up.
We know these neighborhoods
Santa Ynez to San Luis Obispo. We've worked in this community for 48 years and we'll still be here in another 48.
The New Life Promise
On budget. On time. To your satisfaction. The same promise we've stood behind on every Central Coast project since 1978 — now applied to your garage floor and cabinets.
Frequently Asked
Polyurea Floor Questions
- Polyurea vs. epoxy — what's the actual difference?
- Polyurea is stronger, more flexible, and UV-stable. Epoxy is rigid, prone to chipping under hot tires, and yellows in sunlight. Our premium polyurea system bonds chemically to the slab and flexes with the concrete instead of cracking with it. Epoxy DIY kits commonly peel within a year or two; a properly prepped polyurea system lasts 15+ years.
- How long does the install take?
- Our polyurea garage floor system is a 1-day install. A 2-person dedicated crew preps, coats, and finishes the floor in a single visit — you can walk on it in 4–6 hours, park on it in 24 hours, and it's fully cured in 5–7 days.
- Will the coating peel under hot tires?
- No. The reason DIY epoxy kits peel is that they don't bond — homeowners skip the prep. Our process diamond-grinds the entire concrete surface for maximum adhesion, repairs cracks and divots, and seals everything with a UV-stable polyaspartic clear coat. The system is rated for hot tires, dropped tools, and daily garage use.
- Do you only do garage floors?
- Yes — garages are our focus, and we don't put the New Life Garages name on anything we can't stand behind for the long haul. We'll consider covered patios on a case-by-case basis but don't market them, since UV exposure changes the equation.
- Can you coat over an existing concrete sealer or older epoxy?
- It depends on the condition. We grind off failed coatings and old sealer before installing new — bonding directly to clean, profiled concrete is the only way to get a coating that lasts. We'll inspect your slab during the free consultation and tell you what's needed.
- Do you install garage floor coatings throughout the Central Coast?
- Yes — we install premium polyurea garage floor systems across the Central Coast — San Luis Obispo to the Santa Ynez Valley, including San Luis Obispo, Arroyo Grande, Pismo Beach, Avila Beach, Nipomo, Santa Ynez, Solvang, Buellton, Los Olivos.
